Smartwoningen: now also in Aalsmeer and Heiloo
Project developer Timpaan developed the Smartwoning (Smart home): affordable, state-of-the-art homes for smaller households. Smartwoningen have already been built and delivered in Ursem and De Kwakel is set to follow soon. EversPartners is currently working on the drawings for 24 new homes in Aalsmeer, located on the former VVA football club site at Zwarteweg. These back-to-back homes will be spread across three residential blocks and will each be around 68 m2 in size. Several blocks of Smartwoningen are also being developed in Heiloo.
Differences
In terms of engineering, the new Smartwoningen are not radically different from their predecessors. However, the brickwork on the end gables has been replaced by Swedish shiplap to create a more rural look and feel. Project manager Ard van Walstijn explains, 'We worked with contractor Vastbouw to identify what improvements could be made during the construction process. Increasing the use of prefab and adapting the roof structure has enabled us to reduce the construction time even further.'
Even smarter use of BIM
The engineering modelling in BIM has also been optimised. It is now possible to incorporate suppliers’ technical installation models directly into our BIM model. Similarly, suppliers can use our BIM information for their production models. By coding the components used, the contractor is able to make more accurate pre-calculations in order to prevent unexpected surprises during execution.
