EversPartners contributed to the thorough renovation and restoration of the housing complex Het Schip in Amsterdam's Spaarndammer neighbourhood. The original building, which was completed in 1921, was designed by Michel de Klerk and is one of the best-known examples of the architectural style The Amsterdam School. The complete restoration process lasted from 2015 to 2018 and included the restoration of 81 rental homes, the museum post office, the museum house and the conference house. In addition, Woningstichting Eigen Haard was expanded with the former school building and the courtyard was redesigned. In addition to the BIM coordination, we took care of the foundation repair and structural engineering of this project.
Our specialists started with a foundation survey which showed that the hundred-year-old foundation was still in a reasonable condition. Even the weight that would be added to the building during the restoration did not immediately lead to the foundation needing renewal in the short term. After consultation, we advised the client to choose this option anyway, in order to secure their large investment in the total restoration for many decades.
Part of our foundation advice is the archival research of the existing drawings. We found that there was little room for the layout of pipes and installations and that the construction had to be fitted in between. This was made even more difficult by the varying layout of the upper floors. In order to prevent problems and adjustments during construction, it was therefore decided to place all drawings and data of the entire construction team in one BIM model. This has enabled us to coordinate the work to be carried out already in the preparatory phase.
The installation of the steel beams and foundations under the floor proved challenging, especially for those parts that belonged to the national monument. The new construction had to be built around and between it. The renovation of the foundation on the outside of the building also caused some problems, because of the many existing pipes in the sidewalk. The end result was to everyone's satisfaction. We take the experience gained into account in the Spaarndam 2 project, which is now being realised by the same construction team, for the same client.
"The fact that it is important to carry out good archival research was once again evident in this project. While studying the archive drawings of the high tower, we saw that it was anchored with steel tension strips. If you do not know this in advance, there is a danger that these will be damaged during the execution of the sawing of the casings. Now we could anticipate this by making a provision on the new drawings to include the pull strips in the new foundation."
